Practical answers.

How long from CMA to closing?
Most North-Atlanta listings in the $700K–$1.2M band go under contract in 9–18 days, then 30–35 days to close. We can also quietly market for 1–2 weeks before going live if timing matters.
What does it cost to list with you?
Listing-side compensation is negotiated up front and put in writing — typically 2.5–3% of the sale price, with co-op to a buyer's agent decided by you. You'll see the full net sheet before anything is signed.
How does the 2024 NAR settlement change things?
Buyer's agent compensation is no longer published in the MLS. We discuss what you're willing to offer (if anything) and how that decision impacts traffic, offer strength, and final price — before we go live.
What if it doesn't sell?
We agree on a 90-day plan with two scheduled check-ins. If the market tells us we're off, we recalibrate price, photos, or strategy together — no penalty for canceling early if I haven't done the job.
Do you handle photos and staging?
Yes — pro photography, drone, and twilight shots are included. Staging consult is free; full staging is reimbursed at closing for homes over $900K. You see the photos before they go public.
