Practical answers.

How fast can my home be on the market?
Most listings go live within 5–7 days of signing. Photos day 3, listing copy day 4–5, MLS upload day 5–7. Faster is possible if you need it — relocation timelines, schools, life — just say so on the first call.
How much does it cost to list with you?
Listing-side compensation is negotiated up front and put in writing — typically 2.5–3% of the sale price, with co-op to a buyer’s agent decided by you. You’ll see the full net sheet before anything is signed.
Do I need to stage, paint, or renovate before listing?
Most homes don’t. A deep clean and decluttering moves the needle more than any single $5K renovation. I’ll tell you in the walkthrough what’s worth doing — and what to skip.
What if it doesn’t sell in the first 30 days?
We re-evaluate price + presentation at day 14. If a price adjustment is needed, I cover the cost of a refresh photo session so the listing stays sharp. No re-listing fee, no marketing add-ons.
I’m relocating — can I sell from out of state?
Yes. Several clients have closed without an in-person trip back. I coordinate showings, repairs, inspection, appraisal, and closing remotely with daily text or phone updates.
Which neighborhoods do you cover?
Nine North Atlanta cities — Suwanee, Johns Creek, Buford, Sugar Hill, Cumming, Alpharetta, Milton, Duluth, Lawrenceville, plus Buckhead and Peachtree Corners. Outside that footprint, ask anyway — I’ll refer you to a vetted local agent if I’m not the right fit.
