Common myths.

Myth: ITIN borrowers can't buy a home in Georgia.

Some banks won't lend without an SSN. Several specialized lenders absolutely will, and they fund deals every month. We make the introduction and walk you through what's required.

Myth: You need a fifty-percent down payment.

Typical ITIN programs ask for 15% to 20% down — real numbers, not 50%. We'll model your specific scenario with one of our lender partners before you tour a single home.

Myth: It costs much more long-term.

ITIN loan rates run 1% to 2% above conventional today. That's real, but it's not forever. Many of our clients refinance into a conventional loan within two to three years — once they have an SSN and credit history built up.

I don't have an ITIN yet — what's the timeline for a W-7?
If you need to apply for an ITIN, file Form W-7 with the IRS along with your tax return. The IRS typically issues an ITIN in 7 to 11 weeks. We can begin lender pre-qualification conversations in parallel so you're ready to move once it arrives.
Can I refinance into a conventional loan later?
Yes — and many of our clients do, usually within two to three years. Once you have an SSN, two years of US tax returns, and an established credit score (typically 680+), you can refinance into a conventional loan at standard rates. We'll plan that path with you upfront.
Does my immigration status matter for an ITIN loan?
ITIN loans are designed for buyers without an SSN — including undocumented residents, visa holders, and people on work permits. The lender focuses on income verification, down payment, and rental history rather than immigration paperwork. We'll explain exactly what your specific lender requires.
How do you choose the lender? Do I have options?
I work with three to four ITIN-focused lenders across the Southeast. We'll match you to the one whose program fits your situation — down-payment requirement, rate, documentation. You always make the final choice; I just save you the calling-around.
What documents will I need?
Typically: ITIN letter, two years of tax returns (filed with the ITIN), recent pay stubs or business records, twelve months of bank statements, and rental-payment history if available. Vietnamese-language source documents are fine — we can translate or summarize for the file.
