Three ways to buy with less cash down.

Most first-time buyers in north Atlanta can stack state and county help. Here's the short version — I'll model your exact scenario before you tour a single home.

Georgia Dream

The state program (run by Georgia DCA): up to $10,000 in down-payment + closing-cost help, $12,500 for public protectors, educators, healthcare, and military. $0 interest, deferred until you sell, refinance, or move out. Needs a 640 credit score and a homebuyer-education course.

Gwinnett DPA

Buying in Gwinnett? Welcome Home runs $14,975–$80,000 by income, and Homestretch adds up to $7,500. These can often stack with Georgia Dream when the lender structures it right — that's where I save buyers the most.

FHA loan

As low as 3.5% down with a more forgiving credit profile. A solid fallback when conventional 3–5% down or the state programs don't fit your numbers. I introduce you to lenders who do all three.
