What is the Georgia Dream program?
Georgia Dream is the state's homeownership program, run by the Georgia Department of Community Affairs (DCA). It pairs an affordable mortgage with down payment and closing-cost assistance as a zero-interest deferred loan — you don't pay it back until you sell, refinance, or move out.

Who qualifies?
You're likely a fit if you:
- Haven't owned a home in the past three years (the federal first-time-buyer definition).
- Have a credit score of at least 640.
- Earn under the income limit for your household size.
- Are buying a primary residence under the price cap.
- Complete an approved homebuyer education course (required for Georgia Dream).
Don't disqualify yourself before checking. I've had families assume they earned "too much" and qualify anyway because of household size, and others who fixed a 615 score to 640 in a few months and unlocked thousands in assistance.
Step-by-step: how to start
- Check your credit. You need 640+. If you're close, a few targeted fixes can get you there fast.
- Estimate your budget. Income, debts, and the price caps above set your range. In Gwinnett, the first-home sweet spot is often $300K–$400K.
- Get pre-approved with a Georgia Dream participating lender. Not every lender does these loans — I'll point you to ones that do.
- Take the homebuyer education course. Required for Georgia Dream; do it early so it's not a closing-day surprise.
