Some include exterior pest control and trash. I read the budget and reserve study before every offer so you know what is bundled and what you still pay for separately.

How thin are the party walls — can I hear neighbors?

Post-2015 builds in Alpharetta, Cumming, and Suwanee typically use double-stud or staggered-stud party walls with sound-batt insulation, which performs noticeably better than 1990s–2000s townhome construction. A fee-simple townhome means you own the land beneath your unit and the structure outright; the HOA only manages common areas and exterior maintenance. A condo-form townhome looks identical but you legally own only the airspace inside, with the HOA owning the structure.
