Tien Nguyen Realty (“TNR,” “we,” “us”) operates tiennguyenrealty.com and serves home buyers and sellers across the greater Atlanta area. This policy explains what information we collect through our website, lead forms, SMS messages, and phone calls, and how we handle it. Tien works in both English and Vietnamese, and this policy applies to clients served in either language.

We collect three categories of information:

• Information you give us through forms and conversations. Name, email, phone number, mailing or property address, household details (timeline, budget range, school preferences, multi-generational needs), and your preferred language (English or Vietnamese).
• Browser and device data. When you visit the site we receive standard server logs and analytics from Vercel, plus advertising tags from Meta Pixel and Google Ads conversion tracking. This includes IP address, device type, referring page, and which pages you viewed.
• SMS consent records. When you opt in to text messages, we record the source of the opt-in (which form or page), a timestamp, and your IP address. This is required by U.S. carrier rules and proves you consented before we ever texted you.

We use this information to:

• Respond to your inquiry by phone, text, or email.
• Share matching listings, neighborhood notes, or off-market options that fit what you described.
• Prepare a comparative market analysis (CMA) if you asked for one.
• Run and measure our advertising on Meta and Google so we understand which campaigns are actually helping families reach us.
• Comply with Georgia real estate law, brokerage record-keeping rules, and federal anti-fraud and anti-money-laundering requirements.

Mobile phone numbers and SMS consent records are never shared with or sold to third parties for marketing purposes — full stop. Carrier opt-in data flows only between you, Tien Nguyen Realty, and our SMS service provider (OpenPhone), and only for the purpose of compliance and message delivery. No affiliate, lead buyer, or advertising network ever receives your phone number or SMS opt-in record from us.

The site uses two types of cookies and tags. First-party analytics cookies are essential for the site to function and to let us see basic page traffic. Meta Pixel and Google Ads conversion tags are advertising cookies that help us measure which ads led to inquiries.

If you are in the EU, the UK, California, or another jurisdiction with opt-out rights, you can disable advertising cookies through your browser settings, enable Do Not Track, or contact us directly and we will remove your data from our advertising audiences.

We do not sell your personal information. We share it only in these limited situations:

• Brokerage of record. Tien’s license is held at Keller Williams (or current brokerage of record), which is required by Georgia law to retain transaction files.
• MLS, title, lender, and inspection partners. Only when you authorize us to move forward on a specific transaction. We do not pre-share your information with these partners.
• Payment processors. Earnest money references are passed through to title or escrow when you direct us to.

We never sell, rent, or trade your information to advertisers, data brokers, or lead resellers.

You can ask us, at any time, to:

• Access the information we hold about you.
• Correct anything that’s wrong.
• Delete your information (subject to brokerage and tax retention requirements).
• Export a copy of your information.
• Opt out of advertising tracking and remarketing audiences.

This site is not directed at children under 13, and we do not knowingly collect information from anyone under 13. If you believe a child has submitted a form, contact us and we will delete the record.

If we make material changes to how we handle your information, we will post the updated policy on this page with a new revision date. Continuing to use the site after that date means you accept the updated terms.
